CONSULTATION

Modular West send you a questionnaire to gather general information, your desired outcome, and determine where you are in the design process.

We offer a free consultation where we determine your brief, budget, and your wish list. Modular West outline the construction process and next steps. Even if you have documentation/permissions, we like to hear about your project from your perspective.

 

CONCEPT

 At this stage our team investigate your project brief and compliance with relevant statutory authorities. We then provide a written brief and in-house sketch plan to visualise your project, we provide an estimate to determine your project budget and outline the construction process and steps forward.

DETAILED DESIGN 

Modular West work with top architects and designers. In collaboration we select the right designer for your project to complete a detailed design. Modular West, Client, Designer and any other necessary members of the project team meet to ensure the design meets your requirements. Modular West provide an estimate to determine your project budget.

DOCUMENTATION

Modular West work in collaboration with your architect to produce building regulation compliant, architectural documentation.  We assist you with selections, specification, materials, detailing for build-ability, aesthetic, and affordability.

PERMISSIONS 

Documentation is lodged for Planning Permission (if required) and Building Warrant (if required). Modular West assist the architectural designer with the process to obtain consents. Construction issue documentation is produced.

Modular West provide a fixed price quotation based on building warrant issue documentation, selections, and scope of works.

CONTRACT

Modular West provide a build contract, Start Date, Construction Programme, Insurances, NHBC Guarantee, Site Specific Safety Plan, Client pre-start meeting. Modular West facilitate all project start requirements for success.

 

CONSTRUCTION

Works onsite and in the factory commence! Modular West provide a dedicated Project Manager, Site Manager, weekly site meetings and updates on: progress, photos, daily log, selections, variations, budget, payment claims, messages and questions. Modular West facilitate all Building Warrant documentation for practical completion and hand over the keys. Job Well Done!

WHAT IS MODULAR CONSTRUCTION

What we like most about our prefab, modular approach is that it helps us save time during the build process, which in turn saves you money. And it means resources can be directed towards well-considered design and high quality materials, instead of being squandered on unforeseen delays typical of traditional building methods.

 

Modular construction is a process in which a building is constructed off-site, under controlled conditions, using the same materials and designing to the same Building regulations and standards as conventionally built facilities – but in about half the time.

 

Buildings are produced in “modules” that when put together on site, reflect the identical design intent and specifications of the most sophisticated site-built facility – without compromise.

Structurally, modular buildings are generally stronger than site-built construction because each module is engineered to independently withstand the rigors of transportation and craning onto foundations. Once together and sealed, the modules become one integrated wall, floor, and roof assembly. Building offsite ensures better construction quality management. Modular West have stringent quality control programs that promote superior quality of construction every step of the way.

 

Beyond quality management and improved completion time, modular construction offers numerous other benefits to owners. Removing approximately 80% of the building construction activity from the site location significantly reduces site disruption, vehicular traffic, and improves overall safety and security. Highly active businesses such as those in the education and healthcare markets have need for reduced on-site activity and offsite construction eliminates a large part of ongoing construction hazards, ensuring a tremendous advantage when building new projects.
